The surveyor will have a professional duty of care to
you and their only motivation will be the protection of
your interests.
If the Surveyor fails in his duty of care your contract
with him protects your interests via damages in the
courts - you claim from his professional idemnity
insurance and he rapidly will be denied professional
idemnity insurance and will not be allowed to practice
by his professional body.
Builders and estate agents should not be relied upon
whatsoever - they have no professional idemnity
insurance and their main motivation is profit.
They should work under the control of the professional
via a contract.
The three types of Residential Surveys.
1. Valuation
Survey - generally commisioned by lender.
If you don't have a valuation survey you should get one
- this will advise you on the market value of the
property
2. Home report, aka,
Home Buyers Report, aka Home Condition Report, aka Home
Condition Survey carried out by trained and
regulated Surveyors - suitable for properties which are
likely not to be suffering from major defects - ie post
1970s properties. This survey will report on all
detailing of the property and will advise the
prospective purchaser of defects, the defects will be
prioritised red, amber or green - Red - immediate
attention required, amber - attention required during
programmed maintainance, green - no problem. This
survey will pick up on problems likely to affect the
integrity of the property and will advise to have a
Structural Survey, aka Building Survey if red type
defects are uncovered
3. Building
Survey, aka Structural Survey - carried out by a
senior RICS or CIOB Member, the surveyor will be
accredited by their proffessional body. It is a
thorough, detailed and conclusive report on the
construction of the property and all defects. It
will be bespoke and tailored to the property. You
should have a structural survey if your property is a
period property pre 1970s
